Infrared detects leak in radiant heated floor

Infrared Radiant Heat Leak Detection Services in New York, New Jersey and Connecticut

Infrared imaging finds water leaks in radiant floor heating systems, opens and arcing in electric radiant heat systems

Infrared radiant heat leak detection pinpoints leaks

Thermal imaging locates the exact spot where a radiant floor is leaking or an electrical circuit has failed.  We eliminate the need for random and destructive digging of your floors.

Radiant heating water tubes and electrical heating elements are buried below grade, embedded into the cement sub floor or installed just under the finish flooring. Water leaks in radiant heating systems can cause damage to the flooring’s finished surface and cause damage to the buildings structure. An undetected leak can cause rot, mildew, mold and attract insect infestations. A radiant floor water leak allows air into the system causing noise; reduced circulation rates and lowers the overall efficiency of the heating system. Electrical shorts can cause fires; open circuits fail to provide heat to all or part of a room.

Leaks in radiant heating pipes are located quickly and without digging

These two thermograms show how thermal imaging is a valuable tool for locating leaks in radiant heating systems. Both of these leaks in the heating pipe were found using our high-resolution thermal imager. Their location was pinpointed and marked on the floor.  With the leak site identified, repairs can be made with minimal damage to the adjacent flooring.

First Image: The radiant heating leak is visible as a "bridging" between two of the radiant heating lines. Second Image: The water in the radiant pipe froze, causing the Pex tubing to split. Infrared inspection accurately located this very small, slow leak. Repairs were made with minimal damage to the floor.

Use infrared to find defective components and identify heating line locations

Infrared imaging services can precisely locate blockages in the water heating pipes, bad or inactive zone valves, circulation and control problems in both hot water and electric radiant heating systems. Radiant heating leaks can cause damage to the building and loss to the building owner. The infrared images can provide acceptable documentation to your insurance company by graphically showing the hidden water leak under the floor.

First Image: This thermogram image shows a hot water radiant heating system pipe header. Of the two zone valves shown in this image, the one on the left shows as "cold" due to a broken control wire. Second Image: This image shows a wooden template layout for drilling mounting holes to secure new equipment. Infrared was used to precisely locate the heating coils so they could be avoided during the drilling.

Find leaks quickly with minimal damage to expensive floors

Water leaks in radiant heating coils can be caused punctures, bad connections, freezing and a settling or cracking of a floor substrate. Opens or shorted circuits in electrical radiant systems are usually caused by poor connections or penetrations such as nails puncturing the circuit. Conventional location methods such as the “ Drill and Probe” technique require the digging of test holes in a pattern across the floor or in a suspect area in an attempt to locate the source of the problem. Not only is this highly inefficient, it also damages your floor leading to costly repairs in areas where there is no problem. Infrared inspection finds these problems fast and effectively with no destruction to your floors.
