Thermal imaging locates the exact spot where a radiant floor is leaking or an electrical circuit has failed. We eliminate the need for random and destructive digging of your floors. Radiant heating water tubes and electrical heating elements are buried below grade, embedded into the cement sub floor or installed just under the finish flooring. Water leaks in radiant heating systems can cause damage to the flooring’s finished surface and cause damage to the buildings structure. Leaks in radiant heating pipes are located quickly and without digging
These two thermograms show how thermal imaging is a valuable tool for locating leaks in radiant heating systems. Both of these leaks in the heating pipe were found using our high-resolution thermal imager. Their location was pinpointed and marked on the floor. With the leak site identified, repairs can be made with minimal damage to the adjacent flooring.
The radiant heating leak is visible as a “bridging” between two of the radiant heating lines.
The water in the radiant pipe froze, causing the Pex tubing to split. Infrared inspection accurately located this very small, slow leak. Repairs were made with minimal damage to the floor.

Water leaks in radiant heating coils can be caused by punctures, bad connections, freezing and a settling or cracking of a floor substrate. Open or shorted circuits in electrical radiant systems are usually caused by poor connections or penetrations such as nails puncturing the circuit. Conventional location methods such as the “ Drill and Probe” technique require the digging of test holes in a pattern across the floor or in a suspect area in an attempt to locate the source of the problem. Not only is this highly inefficient, it also damages your floor leading to costly repairs in areas where there is no problem.
